Anchorage Alaska real estate is driven by the supply of Anchorage Alaska homes for sale and the demand for those homes. The fluctuation of supply is currently outweighing that of demand. Meaning supply is low, prices will rise since demand is still steady for new Anchorage home buyers entering the real estate market. Interest rates, employment and the State of Alaska’s economy will have affect on the Anchorage Alaska housing market as change takes place.

The number of active and sold Anchorage Alaska homes in the real estate market is lower than this same time last year. Inventory, or the lack there of is driving todays market. The Federal Reserve increasing rates will slow the market but not to the degree inventory has currently.

 The supply and demand numbers show that the bulk of the market is strong for Owners in the price points below $499,000.  The column labeled Current Inventory (Months) tells you how many Months it would take to exhaust the current inventory if new homes stopped entering the Anchorage Alaska real estate market. The rule of thumb is under 6 months of inventory is an Anchorage Alaska Sellers market, while inventory over 6 months is an Anchorage Alaska Buyers market. The price points between $500,000 and $800,000 has dropped by a couple of months. Currently that supply is 4.09 months. The strongest part of the market is between $250,000 and $275,000. The weakest part of the market is over $1,000,000 where the disposable inventory is 22.10 months. In summary any property between $180,000 and $750,000 is currently in an Anchorage Alaska Sellers favor.
